Punta Paraíso demolition nears after years of legal fights

Punta Paraíso demolition nears after years of legal fights

San Pancho, Nayarit, October 28, 2026 – Nayarit Gov. Miguel Ángel Navarro Quintero says demolition of two Punta Paraíso condominium towers will begin this week.

During a visit to Bahía de Banderas, Navarro said municipal, state, and federal authorities would coordinate the operation. In his remarks, he said the court ruling backing the demolition was final and that no legal obstacle prevented the municipality from proceeding.

His announcement follows differing accounts of the municipal timetable. An October 27 interview with municipal development director Julio Sergio Santoyo Martínez said there was no fixed start date and described planning still required before work could begin.

For people living nearby or planning a beach day in San Pancho, the question is how soon the damaged stretch of shoreline can be made safe.

The urgency is already visible in the property’s recent history. Authorities closed the condominium on October 2, and Vallarta Daily reported that part of Punta Paraíso collapsed on October 21, nearly three weeks after its evacuation.

Starting demolition this week would still leave a substantial operation ahead. Santoyo told NoticiasPV that municipal public works plans estimated approximately three months for the demolition itself, with restrictions intended to protect the coastal environment.

“It is practically a surgical demolition,” Santoyo said, explaining that machinery capable of damaging the ecosystem should not enter the site.

That estimate helps distinguish the governor’s proposed start from the one-year demolition deadline previously reported by Vallarta Daily. The federal authorization gives the municipality a maximum period to execute the work; it does not mean crews need a year to bring the structures down.

According to Semarnat’s authorization, Administrative Resolution 1551/2026 covers 1,817.39 square meters beside Calle Cuba 56. The one-year period begins when the permit is delivered.

The resolution describes an emergency involving deep erosion beneath the buildings, foundations left without adequate support, and damage to slabs and retaining walls. It draws on risk assessments from municipal, state, and national Civil Protection authorities.

The demolition also follows a separate environmental enforcement case. The October 7 ruling upheld Profepa sanctions requiring the removal of two towers and the restoration of irregularly occupied land.

Developer Pacific Lifestyle Properties continues to defend its approvals. In a company statement, it cited a separate ruling validating an environmental authorization and argued that officials designated the affected coastal land after construction.

Removing the towers will also leave an environmental question unresolved. In the Metrópoli Bahía interview, Santoyo said the municipality would concentrate on demolition, while dune recovery and environmental restoration would have to be addressed through the corresponding legal proceedings.

The immediate obligation extends beyond bringing down concrete. Under the conditions in the federal permit, debris must be removed promptly to keep it out of the beach and ocean and cannot be stored permanently in adjoining federal areas. For the shoreline beside Punta Paraíso, clearing that rubble is part of the job.
