Vacation Property Boom in Mexico: Prices Soar Over 27% in Top Tourist Hubs

Puerto Vallarta, Mexico – Home prices in Baja California Sur and Quintana Roo jumped 30.6% and 27.9% from 2023–2024, driving summer interest in Mexican vacation properties, and Puerto Vallarta eeal estate is booming. Here’s what buyers should know.

Owning a vacation property in Mexico has become an increasingly attractive proposition for buyers seeking both lifestyle enjoyment and strong investment returns. According to the Federal Mortgage Society’s Housing Price Index, two of the country’s premier tourist destinations—Baja California Sur and Quintana Roo—have witnessed dramatic home‐price surges over the past two years. From 2023 through 2024, residential values in Baja California Sur climbed by a cumulative 30.6%, while Quintana Roo saw gains of 27.9%, underscoring the market momentum in Los Cabos and along the Cancún–Riviera Maya corridor.

The approach of the summer season, coupled with rising temperatures, has reignited interest in Mexico’s vacation‐home segment. Brokers report a spike in inquiries from both domestic and foreign buyers, drawn by the promise of private accommodations in settings renowned for their natural beauty and cultural richness. Industry analysts note that the uptick in demand is bolstering real‐estate activity in established hotspots—such as Cancún, Los Cabos, Puerto Vallarta, Acapulco and San Miguel de Allende—as well as emerging locales like Chapala, Jalisco, which appeals thanks to its temperate climate, lakeside vistas and proximity to Guadalajara.

Foreign direct investment continues to play a key role in fueling the sector’s expansion. Buyers from the United States, Canada and Europe are increasingly viewing Mexican vacation properties as viable second homes or retirement retreats. Factors driving this trend include competitive pricing relative to many coastal markets abroad, favorable exchange‐rate conditions for foreign currencies, and Mexico’s growing profile as a nearshoring hub that enhances both accessibility and economic confidence.

Alejandra Huerta, commercial director of Levy Holding, emphasizes the dual appeal of these purchases. “Owning a vacation property in Mexico offers an authentic experience and a closer connection to the chosen location, in addition to the practical benefits of having your own space without the restrictions of temporary accommodations,” she said. Huerta adds that well‐positioned homes with high‐end amenities can not only deliver lifestyle advantages but also generate attractive rental income when owners are not in residence.

Despite the rosy picture, experts caution that prospective buyers should conduct thorough due diligence before committing capital. Key considerations include:

  • Evaluating the location: Each destination—from Caribbean coastlines to colonial towns—carries its own set of advantages, such as beach quality, tourism infrastructure and community character.
  • Assessing investment potential: Properties outfitted with modern conveniences and services (pool, security, property management) tend to command higher occupancy rates and rental yields.
  • Understanding the legal framework: Foreign nationals must navigate specific regulations, including the “fideicomiso” bank‐trust structure for coastal properties, tax obligations and permit requirements.
  • Seeking professional guidance: Engaging reputable real‐estate agents, legal advisors and financial planners can streamline the purchase process and help avoid pitfalls.
